Introduction

This Privacy Policy explains how Veronica Lobkina (CA Realtor licensee 02021184) ("Veronica," "I," "me," or "my") collects, uses, and discloses personal information when you visit and interact with my website (the "Site"). I am a real estate professional affiliated with Vanguard Properties – Fillmore Office, 1801 Fillmore St, San Francisco, CA 94115. This Privacy Policy applies only to the Site and to my own practices. If you access third‑party websites or services (for example, vanguardproperties.com, MLS search tools, map or video embeds, or social media pages), those third parties’ privacy policies govern your use of their services.

Personal Information I Collect

I collect information from you in various ways when you access or use the Site or otherwise interact with me about real estate services. This information may include the following:

Information you provide to me. Personal information you provide may include: contact information (such as your first and last name, email address, and phone number); the content of your messages when you email me; property preferences (location, budget, timelines); and any other information you choose to provide in connection with inquiries, showings, or transactions.

Information I obtain from third parties. I may receive information about you from social media platforms (for example, if you interact with my pages on Instagram, Facebook, LinkedIn, or similar); advertising and analytics partners; MLS providers; public sources; and data providers. Your interactions on those platforms are governed by the platforms’ own privacy policies.

Automatic data collection. I, my advertising partners, and my service providers may automatically log information about your device and your interactions with the Site over time. This may include device data (such as IP address, device and browser type, operating system, language settings, and approximate location), and online activity data (such as pages viewed, links clicked, time spent, referring/exit pages, and whether certain communications or pixels were opened or loaded). I use technologies such as cookies, local storage (e.g., HTML5), scripts, and web beacons/pixels to support these activities.

Tools I use.

I may use Google Tag Manager, Google Analytics 4 (GA4), and Google Ads (including remarketing/conversion measurement). If I add other platforms (e.g., Meta Pixel), I will update this Privacy Policy or disclosures on the Site accordingly.

How I Use Your Personal Information

I use personal information to: provide, operate, and improve the Site and my business; respond to and manage inquiries (including scheduling showings and follow‑ups); communicate with you (for example, to send updates, confirmations, or relevant listings); comply with legal obligations and brokerage requirements; protect, investigate, and deter against fraudulent or illegal activity; and create de‑identified or aggregated data for lawful business purposes.

Marketing. If you provide your contact information, I may send you real‑estate related communications as permitted by law (for example, by email, text, or phone). You can opt out of marketing communications at any time by following the instructions in those messages or by contacting me. I strive to follow fair‑housing advertising guidance and do not use advertising to discriminate on protected characteristics.

How I Share Your Personal Information

I may share personal information as described below and elsewhere in this Privacy Policy:

• Brokerage and cooperating parties. With Vanguard Properties (my brokerage) and, as appropriate, cooperating brokers/agents, MLS organizations, escrow/title companies, lenders, inspectors, photographers, stagers, and similar participants to facilitate showings and transactions at your direction and as permitted by law.

• Service providers. With companies and individuals that provide services on my behalf (such as website hosting, IT, email and cloud storage, analytics, advertising, customer relationship or scheduling tools, and security). These providers may use personal information only to provide their services to me and must protect it.

• Professional advisors. With lawyers, accountants, insurers, and other professional advisors where necessary for the services they render to me.

• For compliance, fraud prevention, and safety. As I believe necessary or appropriate: to comply with laws and lawful requests; to protect my, your, or others’ rights, privacy, safety, or property; and to enforce the terms that govern the Site.

• Business transfers. I may share some or all personal information in connection with a business transaction (or potential transaction), such as a merger, financing, acquisition, reorganization, or sale of assets.

Sale/Share Disclosure (California) I do not sell personal information for money. The use of advertising or analytics cookies/pixels to tailor ads may be considered a “share” of personal information for cross‑context behavioral advertising under California law. Where such sharing occurs, you may opt out by using available cookie preferences on the Site (if offered) or by using the “Do Not Sell or Share My Personal Information” link (if present). I will also honor Global Privacy Control (GPC) signals where legally required.

You have choices regarding the collection and use of your personal information:

• Online tracking opt‑out. Opt‑outs are browser‑ and device‑specific and may rely on cookies, so you may need to repeat them on different browsers or devices.

• Marketing communications. You may opt out of marketing emails or texts by following the instructions in those communications or by contacting me.

• California privacy rights. Subject to certain exceptions, California residents may request: information about how I collect and use personal information; access to specific pieces of personal information; correction of inaccurate personal information; and deletion of personal information collected from you. To exercise these rights, email me at veronica.lobkina@vanguardproperties.com with the subject line “California Privacy Request.” I may need to verify your identity and, if you use an authorized agent, proof of authorization. I will not discriminate against you for exercising your rights.

Do Not Track Some browsers transmit "Do Not Track" (DNT) signals. I currently do not respond to DNT signals. If I engage in activities that qualify as a sale/share under California law, I will honor GPC signals where required.

Third‑Party Services

The Site may contain links to or integrations with third‑party websites and online services (for example, MLS search tools, map services, scheduling tools, social networks, or video platforms). These links and integrations are not an endorsement, and I do not control third‑party sites. Their privacy policies govern your use of those services.

Security

I use reasonable administrative, technical, and physical safeguards designed to protect personal information. However, no security measures are perfect, and I cannot guarantee the security of information.

Children

The Site and my services are not intended for use by children under 18 years of age. If I learn that I have collected personal information from a child under 18 without required parental consent, I will delete it.

Data Retention

I keep inquiry emails, related correspondence, and minimal site logs for as long as needed to provide services and for legitimate business purposes (for example, complying with legal, tax, and brokerage recordkeeping requirements), after which I delete or de‑identify the information. GA4 event‑level data may be retained for up to 14 months (subject to Google’s settings and my business needs).

Changes to this Privacy Policy

I may modify this Privacy Policy at any time. If I make material changes, I will update the Effective Date above and post the revised policy on this page. Your continued use of the Site after changes are posted means you accept the updated policy.
